Asphalt roof shingles are designed to last
from 20-35 years depending on the type. Under normal circumstances
they do achieve their anticipated life, although there are
some common factors that can cause a roof to fail earlier.
Ventilation:
Ventilation is a system of intake and exhaust
that creates a flow of air. Ventilation of an attic is extremely
important not only for obtaining the proper life expectancy
of a roof, but also to provide year-round comfort in the
house. The attic should be within 10° F of the outside temperature.
Several different types of vents achieve ventilation. There
are intake vents, exhaust vents, ridge vents, wind turbine
vents, and power ventilators. Without a proper ventilation
system the roof shingles start baking causing curling, cracking,
and premature failure.

Improper Installation:
Installing roof shingles different than
typical modern building practices can also cause premature
roof failure. Not using the proper underlayment, roof material,
flashing, or valleys can cause failure within the 1st year.
It is important to ensure all of roofs components are present
and properly installed.
Constant Visual Inspections:
Periodic visual inspections should be performed
on the roof. Many times this can be done from the ground
but inspections should be also be made from the roof itself.
For safety as well as roof experience inspections should
only be done by a professional. From the ground signs of
problems can be detected such as missing shingles, tree
branches touching the roof, holes, moss build-up, curling
shingles, etc. If you suspect that the roof is failing,
you should have a professional inspect it. Usually stating
that a roof will last 20-25 years is true, although that
estimate is for the shingles. Usually the first areas to
fail on roofs are at the valleys, flashing, and around any
plumbing vent pipe or chimney. Leaks can occur in these
areas after approximately 10 years making constant visual
inspections extremely important.
